The NAHB/Wells Fargo index stayed below break-even for a 22nd month. Mortgage applications were flat last week, with more borrowers turning to FHA and adjustable-rate loans. The iShares U.S. Home Construction ETF dropped 1.6% midday.

US mortgage rate dips to 6.09% — a small break for buyers as spring nears

U.S. 30-year fixed mortgage rates fell to 6.09% from 6.11% last week, Freddie Mac said Thursday. Existing home sales dropped 8.4% in January, with inventory at 1.22 million homes, according to the National Association of Realtors. Payrolls rose by 130,000 last month and unemployment held at 4.3%. The Labor Department will release January inflation data Friday morning.
